What is modular Construction?

 

A modular building is an innovative system that accelerates the construction process by dividing the structure into sections and manufacturing them in a controlled, factory environment, while simultaneously preparing the site and the foundations on site. Manufacturing the modules while simultaneously preparing the site saves a lot of time. Additionally there are fewer weather issues with which to contend. The structural, mechanical, electrical, plumbing, and fire prevention work together with most of the interior finishes are completed for each module before shipping. Assembly and connection is done on site. Each module is built to exceed applicable building codes, using conventional materials that meet the specifications.

 

 

 

What are the benefits of using modular constructions?

 

Modular construction offers numerous benefits to architects and owners. The main benefit of modular construction is the speed with which a building is completed. Because site preparation and module manufacturing occur simultaneously, the building will be ready to go 30 to 50% sooner than conventional construction. In addition, the modular construction process enhances quality and simplifies logistics on the jobsite, including planning, coordinating different categories of construction workers, etc.

Are modular buildings as strong as conventional buildings?

 

Yes. Modular buildings meet and often exceed fire safety and building codes. In fact, the modules are built to sustain transportation from the factory to the site and have been prepared to withstand hurricanes, tornadoes, and earthquakes with little or no additional reinforcement.

 

Is modular construction more expensive?

Is there a limitation on the size of modular buildings?

 

No, but there are dimensions that must be respected to ensure safe transportation to the project site. The module size limitations vary depending on where the project will be carried out.

What level of energy efficiency can I expected?

 

In custom modular buildings, energy efficiency is controlled by the same factors as any other environment. These include components such as insulation quality, glazed surfaces (windows) and the performance of the HVAC system. As in any structure, a custom modular building can be designed and built with the required energy efficiency. This includes meeting the energy efficiency level requirements for certification from e.g. U.S. Green Council's LEED-certified buildings.

 

What is the difference between a modular building and a pre-made one?

 

There is no difference. Modular buildings, pre-fabricated and pre-engineered structures are all fabricated off-site in a controlled environment, and are installed on-site upon completion.

 

 

What innovations are there in modular systems? Am I limited?

 

During the last few decades, there have been great advances in modular building techniques. Today's designers have great flexibility. They can use the most modern, high-quality materials. They don't have to compromise aesthetics with cost or time efficiency. Many modular structures have been recognized for their planning excellence, architects and designers often work closely with consultants and manufacturers to ensure optimal results. Permanent single-story modular buildings or multi-story structures can be constructed to meet customer needs. If the building is a medical facility, school, or government center, planning takes into account your specific needs. The new structure can be designed to complement the surrounding environment and neighboring buildings. Exterior architectural finishes, such as brick, stucco, or exposed panels, can be included to complement existing buildings. For the interior space, interior designers and architects collaborate with the client developing architectural touches, designing interior finishes and environments according to the specific application that the place will have.
