What is modular Construction?

 

A modular building is an innovative system which expedites the process of construction by considering the structure as divided into sections.  These are manufactured in the factory under controlled conditions while the site is prepared and the foundation is prepared.

 

Since both processes are being done simultaneously there is significant reduction of loss of time due the delays typical of traditional construction.  Structural, mechanical, electrical, plumbing, sprinkler systems and most of the interior finishes are done at the factory site.  All modular buildings are built to established building codes, using conventional materials that meet specifications.

 

What are the benefits of using modular constructions?

 

Modular construction offers numerous benefits to architects and owners.  The principal benefit is the speed with which the building is completed, 30 to 50% faster than conventional building methods.

 

There is minimal air and noise pollution, loss of materials and habitat destruction at the building site.

 

Modular construction also reinforces quality and simplifies the logistics of transferring materials to the site, the coordination of personnel and planning.  Using a local consultant as general contractor may minimize the problems associated with local labor usage at the building site.

 

Are modular buildings as strong as conventional buildings?

 

Modular buildings meet and often exceed established construction, security, and fire-protection building codes.  Modular buildings are manufactured to resist hurricanes, tornados and earthquakes.

 

Is modular construction more expensive?

 

Shorter construction time results in better productivity, including faster availability of the building, thus generating income and minimizing expenses.

 

Is there a limit to the dimensions of the building?

 

The limitation to the usage of modular buildings is usually the site area availability.  Modular buildings can be added to meet the required space

What level of energy efficiency can be expected

 

Within the modular buildings, energy efficiency is controlled by the same factors as in conventional buildings. Factors include isolation, windows and climate controls; the same requirements as required to obtain certification by the US Green Council’s LED certified buildings.

 

What is the difference between a modular building and a prefabricated one?

 

There is no difference, they are all buildings manufactured at another location such as a factory or climate-controlled location and installed at the required site once completed.

 

 

What innovations are included?  Are they limited?

 

In recent years, there have been major advances in the technical development of modular-building manufacture.  Modern designs have a great flexibility; higher quality materials are being used; no compromise made in the design with respect to cost and time savings.

 

Many modular structures have been recognized for the excellence of their planning; architects and designers often work closely with the factories resulting in an optimum product.  Modular buildings can be installed for one or two floors according the client’s requirements. Exteriors can be such as brick, stucco or panels, the interiors are varied in accordance to the planned use.

 

If the building is used as a medical center, school or any other usage, the building is planned according to specified requirements.
